Property Management Software in Saudi Arabia, city by city

Saudi landlords often let across several cities. A portfolio may include offices in Riyadh, apartments in Jeddah, family homes in Dammam and Al Khobar, and units in Makkah or Madinah run for owners. The national rules are shared, with Ejar for registration and automatic renewal for every lease. Riyadh then adds its own five-year rent freeze, and REGA may extend such measures to other cities. RealMake keeps rent rules per city, so a Riyadh renewal keeps its rent while a Jeddah renewal follows the terms you set, and a new city rule can be switched on without rebuilding anything.

Rent rules that follow each city

A single national template cannot cope when one city freezes rents and another does not. RealMake keeps the rent rule at city level and reads it for each renewal draft. In Riyadh's urban area the rent stays as it was. Elsewhere, your leasing team proposes terms and records the tenant's answer before the notice window closes. If REGA extends a measure to another city, an administrator changes that city's rule and every future renewal follows it.

  • Rent rule held separately for each city
  • Riyadh renewals keep the rent in force
  • Other cities follow terms you set
  • Rule changes apply to future renewals

Leases and rent in Saudi Arabia

REGA regulates real estate across the Kingdom, and Ejar is the national platform where residential and commercial leases must be registered. Since 25 September 2025, leases renew automatically everywhere unless one side gives notice at least 60 days before expiry. Riyadh's urban area also has a five-year freeze on residential and commercial rents from the same date, and REGA may extend measures to other cities. VAT is 15%, and RealMake applies the treatment your tax advisor sets. FATOORA wave 25 covers VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025 and must integrate by 1 February 2027.

Ejar registration tracked on every lease
Automatic renewal and 60-day notice applied nationwide

Frequently Asked Questions

Can RealMake apply the Riyadh freeze but not in other Saudi cities?

Yes. Rent rules are set per city. Renewals for units in Riyadh's urban area keep the rent in force, while renewals in other cities follow the terms your team proposes.

What if REGA extends rent measures to another city?

An administrator changes the rule for that city, and every renewal drafted after that date follows it. Existing leases keep their history, and the change is logged.

Does RealMake work for Dammam and Al Khobar leases too?

Yes. Units in Dammam and Al Khobar sit in the same system as Riyadh and Jeddah, with their own city rule and local collections staff.

How are Ejar registrations tracked across the Kingdom?

Each lease records its Ejar number, date and status. A national list shows every lease still pending, filterable by city or building.

How does the 60-day notice rule show up in RealMake?

Each lease shows its last notice date, 60 days before expiry. Managers are alerted in advance and must log a renewal, change or exit decision.

Where does Symake's team work from, and do they travel to Saudi cities?

Symake delivers from Bengaluru, India, with no office in the Kingdom. Consultants fly to Riyadh or Jeddah for workshops and go-live, and teams in Makkah and Madinah are trained online or in Jeddah.

Can owners with units in several Saudi cities get one statement?

Yes. Owner statements group units by city and show rent collected, fees and net payout in SAR on one document per period.

Is RealMake ready for FATOORA wave 25?

Invoices and receipts carry the Arabic fields ZATCA requires, and the integration is planned for the wave 25 deadline of 1 February 2027 if your business falls in that wave.
