Property Management Software in Jeddah, from Obhur to Al Hamra

Jeddah leasing often means many small buildings rather than one large tower. A family landlord may own sea-facing flats in Al Shati, a block of apartments in Al Zahra and a few villas in Obhur, each let on its own terms. Tenants change often, and every change brings documents, a new contract, an Ejar entry and a fresh set of cheques. RealMake turns that churn into a repeatable routine. Each vacant unit has a checklist, each applicant has a file, and each signed lease produces its own rent schedule and reminders. The owner sees the new tenant on the next statement.

Daily letting and rent work across Jeddah buildings

Vacancy board

Empty flats in Al Rawdah or Al Basateen are listed with their asking rent, photos and the date they can be shown to applicants.

Document checks

National ID or iqama, salary letter and references are uploaded to the applicant file, and the lease cannot be drafted until all are approved.

Lease drafting

Contracts are produced from your own templates with rent, term, payment frequency and the deposit already filled in from the offer.

Ejar status

Ejar status

Every lease shows whether it is registered on Ejar, pending or rejected, so nobody has to check the platform one contract at a time.

Deposits held

Security deposits are recorded on receipt and stay linked to the unit, ready to be settled when the tenant moves out.

Cheque bundles

Cheque bundles

Tenants who pay by cheque hand over a bundle at signing. Each cheque is logged with bank, number and the date it can be banked.

Card and debit

Card and debit

Rent paid by mada card or direct debit is matched to the open instalment and a receipt is sent to the tenant by email.

Polite reminders

Polite reminders

Tenants get a reminder before each due date and a second note after it, with the wording and timing set by your team.

Fee calculation

Fee calculation

Management fees are worked out per owner from rent actually collected and shown on the monthly owner statement.

Letting a Jeddah flat without the paper trail

A typical letting in Jeddah passes through five hands: the person who shows the flat, the one who checks documents, the one who writes the contract, the one who registers it and the one who banks the cheques. RealMake gives each of them a step on the same record. Nobody waits for a photocopy or a forwarded email. The manager sees where each letting is stuck, and the owner sees the result on the next statement.

  • Each letting step assigned to a named person
  • Stuck lettings visible to the manager at once
  • Ejar entry recorded on the same record
  • Owner sees the new lease on the next statement

Leases and rent in Jeddah

Jeddah landlords follow the Kingdom-wide rules set by REGA. Residential and commercial leases are registered on Ejar, and landlords are responsible for that registration. Since 25 September 2025, a lease renews automatically unless the landlord or the tenant gives notice at least 60 days before it ends, so any change to the terms has to be settled before that window closes. VAT in Saudi Arabia is 15%. RealMake applies the VAT treatment your tax advisor sets for each kind of lease, and invoices and receipts carry the Arabic fields ZATCA requires. FATOORA wave 25 covers businesses with VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025.

Ejar registration status tracked on every contract
Notice window closes 60 days before expiry

Frequently Asked Questions

We own small buildings across Jeddah. Can each one keep its own lease terms?

Yes. Each building can carry its own lease template, payment frequency and deposit rule. A flat in Al Shati and a villa in Obhur can follow different terms while sharing one owner statement.

Can RealMake show which Jeddah leases are not yet on Ejar?

Yes. Each contract has an Ejar status of registered, pending or rejected. A filter lists every lease still pending, so staff can clear the backlog before rent starts.

Which documents can an applicant upload?

Applicants can upload national ID or iqama, a salary letter, references and any other file you require. Each document is approved or rejected by staff before the lease is drafted.

How are cheque bundles handled at signing?

Each cheque in the bundle is logged with its bank, number, amount and deposit date. RealMake lists the cheques due each week, and a returned one reopens the instalment for follow-up.

Can owners see the management fee before payout?

Yes. The owner statement shows rent collected, the fee worked out from it and the net amount due. Owners can view past statements whenever they log in.

Where are training sessions for Jeddah teams held?

Symake consultants fly in from Bengaluru and run the workshops in Jeddah, at your premises if you prefer. After go-live, support is remote during hours that overlap the Saudi working week.

What does RealMake do when the 60-day notice window is about to close?

The lease appears in a renewal queue with the last notice date. The manager decides whether to renew, change terms or end the lease, and the decision is logged.

Can tenants pay in instalments other than monthly?

Yes. Rent can be scheduled monthly, quarterly, half-yearly or yearly, as agreed in the lease. The schedule and reminders follow whatever frequency the contract sets.
