Property Management Software in UAE

Property Management Software in UAE has to respect a different leasing regime in each emirate. RealMake registers Dubai tenancies on Ejari, Abu Dhabi ones on Tawtheeq and Sharjah ones through municipality attestation, and applies each emirate's rent rule at renewal.

Emirate rules and Property Management Software in UAE

A UAE portfolio might hold flats in Dubai, villas in Abu Dhabi and Al Ain, family buildings in Sharjah and newer stock in Ajman or Ras Al Khaimah. Each emirate has its own registration step and its own approach to rent increases. RealMake records the emirate on every unit and applies the matching rules: Ejari and the RERA rental index in Dubai, Tawtheeq and the freeze ADREC announced in June 2026 in Abu Dhabi, and municipality attestation in Sharjah. Leasing officers do not need to remember which rule applies where. Owners and managers still see one set of figures for rent, deposits and renewals in dirhams.

Three registration systems, one leasing record

Ejari, Tawtheeq and Sharjah Municipality attestation each work differently, and a portfolio spread across emirates has to track all three. RealMake shows the right registration step on each contract based on the unit's emirate and keeps one list of every lease still waiting. Renewals follow the same logic, so the RERA index applies in Dubai and the current freeze in Abu Dhabi, without the officer checking a rulebook.

  • Registration step chosen by emirate
  • One list of leases still unregistered
  • Renewal rule matched to each unit
  • Same contract screen in every emirate

Leases and rent in UAE

Each emirate runs its own leasing regime. In Dubai, DLD and RERA oversee the market, leases are registered on Ejari and rent increases are capped by reference to the RERA rental index. In Abu Dhabi, ADREC regulates the market, leases go on Tawtheeq and a temporary rent freeze was announced in June 2026. In Sharjah, RERD handles property registration and leases are attested by the municipality. UAE VAT is 5%, applied as your tax advisor sets it, and corporate tax is 9%. Businesses with revenue of AED 50 million or more start e-invoicing on 1 January 2027, and all others follow on 1 July 2027.

Frequently Asked Questions

Can RealMake register leases on Ejari and Tawtheeq at once?

RealMake tracks both. Dubai contracts carry the Ejari number and status, Abu Dhabi contracts carry the Tawtheeq reference, and one list shows every lease still waiting for registration.

How does the leasing system handle different rent rules by emirate?

Each unit carries its emirate, and renewals follow that emirate's rule. Dubai renewals use the RERA rental index, and Abu Dhabi renewals reflect the freeze ADREC announced in June 2026.

Are buildings in Ajman and Ras Al Khaimah supported?

Yes. Units in any emirate can be added with their own registration and rent settings. They appear in the same reports and owner statements as Dubai and Abu Dhabi units.

When do UAE landlords need to be ready for e-invoicing?

The first phase begins on 1 January 2027 for those with revenue of AED 50 million or more, and the second on 1 July 2027. RealMake invoices are structured for both.

How is VAT handled on UAE rent invoices?

Your tax advisor decides how VAT applies to each charge, and RealMake follows that setting. Where VAT applies, invoices carry the 5% UAE rate, and the settings can be changed if advice changes.

Can owners with units in three emirates get one statement?

Yes. All of an owner's units are listed on one statement with rent received, the management fee and the net payout, whatever emirate each unit is in.

Does Symake have staff based in the UAE?

No. Symake is headquartered in Bengaluru, India, with no office in the UAE. Consultants fly in for workshops, training and go-live, and support is remote during the UAE working week.

Can we start with one emirate and add others later?

Yes. Many groups go live in one emirate first and add the others once the team is comfortable. Rules for each emirate are set up as it joins.
