Property Management Software in Makkah for managed buildings

Many rental buildings in Makkah are owned by families and run day to day by a management company. One company may look after apartment blocks in Al Aziziyah, a residential building in Al Awali and units near the King Abdulaziz Road area, each for a different owner. The owners want to know what was collected, what was deducted and when the money arrives. RealMake keeps a ledger per owner inside one shared leasing system. Rent, deposits and fees post to the right owner automatically, and the payout statement is ready at month end without a spreadsheet.

Tenancy and owner accounting for buildings you manage

Owner agreements

Owner agreements

Each management agreement records the owner, the units covered, the fee basis and the payout day, and drives every later calculation.

Unit availability

Unit availability

Flats in Al Shoqiyah or Al Naseem are marked available, reserved or let, so staff can answer tenant enquiries without checking files.

Tenant vetting

Tenant vetting

Applicant identity and income documents are collected and approved on screen before a contract is prepared for signature.

Ejar contracts

Ejar contracts

Leases are drafted from templates and their Ejar numbers recorded, so each owner can see that every unit is properly registered.

Rent instalments

Rent instalments

The schedule follows the lease frequency, and each payment received is split between the owner's share and your fee.

Returned cheques

Returned cheques

A bounced cheque reopens the instalment, notifies the collections officer and appears on the owner's statement as unpaid.

Deposit custody

Deposit custody

Deposits are held per tenant and per owner, so the right amount is ready to return or settle when the unit is vacated.

Owner payouts

Owner payouts

Net amounts due to each owner are calculated at month end and exported as a payment file for your finance team.

Owner access

Owner access

Owners log in to see their units, tenants, collections and statements, which cuts the number of calls to your office.

Owner accounting that closes itself each month

For a management company, the hard part is not collecting rent but splitting it correctly. RealMake reads each management agreement and applies its fee basis to every payment as it arrives. Deposits stay apart from rent. At month end, the owner statement lists each unit, each payment, each deduction and the net payout. Your finance team reviews it, approves it and sends it. No one rebuilds the numbers in a separate file.

  • Fee basis read from each management agreement
  • Deposits kept apart from rent income
  • Statement lists every unit and deduction
  • Finance approves before anything is sent

Leases and rent in Makkah

Makkah follows the Saudi leasing rules set by REGA. Landlords must register residential and commercial leases on Ejar, and a management company acting for an owner usually handles that step. Since 25 September 2025 leases renew automatically across the Kingdom unless one side gives notice at least 60 days before expiry. RealMake records the Ejar number, the notice deadline and the renewal decision on every lease. VAT is 15%, and the software applies whatever treatment your tax advisor sets for each lease and for your management fees. Invoices and receipts carry the Arabic fields ZATCA requires, ready for FATOORA wave 25 integration by 1 February 2027.

Frequently Asked Questions

Can RealMake handle many owners within one Makkah building?

Yes. Each unit is linked to its owner, so a building with several owners still produces a separate ledger and payout statement for each of them.

Where does Symake run training for Makkah clients?

Workshops for Makkah clients are held in Jeddah or online. Consultants fly in from Bengaluru for the Jeddah sessions, and support after go-live is remote.

How is the management fee calculated?

Each management agreement sets the fee basis, such as a share of rent collected or a fixed amount per unit. RealMake applies it to every payment and shows the deduction on the owner statement.

Can owners in Makkah log in to see their units?

Yes. Owners get a login showing their units, current tenants, rent collected, deposits held and past statements. They can download a statement whenever they need it.

Are tenant deposits mixed with rent income?

No. Deposits are held in a separate ledger per tenant and per owner. They only move when the tenant leaves and the settlement is approved.

Does RealMake record who registered each lease on Ejar?

Yes. The Ejar number, registration date and the user who entered it are stored on the lease, which helps when an owner asks for proof of registration.

Can payout files go straight to our bank?

RealMake exports a payment file listing each owner and the net amount due. Your finance team uploads it through your bank's own channel after approval.

What if an owner takes back a unit from management?

The agreement is ended for that unit, the final statement is produced, and the lease history stays on record for reference and handover to the owner.
