Real Estate Management Software in Saudi Arabia for national groups

Few Saudi property groups stay in the city where they started. Offices in Riyadh, residential blocks in Jeddah, compounds in Dammam and Al Khobar and investor-held buildings in Makkah and Madinah can all belong to one family or holding company. Each region brings different tenants, local rules and managers, and the group office ends up chasing figures. RealMake puts every asset into one portfolio register, organized by region and owning company. Deeds, permits, insurance, occupancy, rent rolls and income sit on each record, so the board compares Riyadh office floors and Dammam compounds on the same terms.

A holding company in Riyadh owns offices in Al Olaya, blocks in Jeddah's Al Rawdah, a compound in Al Khobar and investor buildings in Makkah and Madinah. Before each board meeting, RealMake gives directors one view: occupancy by city, rent roll per asset, documents nearing expiry and income against costs. Riyadh assets carry the rent freeze flag, so the board looks there at occupancy and building quality.

  • Occupancy compared city by city
  • Expiring documents listed before the meeting
  • Rent freeze flagged on Riyadh assets
  • Income against costs for each holding

Running a property portfolio in Saudi Arabia

REGA regulates real estate across Saudi Arabia, and landlords must register residential and commercial leases on Ejar. Since 25 September 2025, leases renew automatically Kingdom-wide unless either party gives notice at least 60 days before expiry. In Riyadh's urban area, rents are frozen for five years from that date, and REGA may extend measures to other cities. Property sales carry the 5% Real Estate Transaction Tax. VAT is 15%, applied as your tax advisor sets, and FATOORA wave 25 businesses with VAT-subject revenue above SAR 187,500 in any year 2022-2025 must integrate by 1 February 2027.

Frequently Asked Questions

Can RealMake mark which assets fall under the Riyadh rent freeze?

Yes. Assets in Riyadh's urban area carry a flag, so planners know where rents stay fixed for five years from 25 September 2025. If REGA extends measures to other cities, the flag can be applied there too.

Will one register work for Jeddah, Dammam and Riyadh together?

Yes. Assets are grouped by city and region, and each keeps its own documents, leases and managers. Directors see the whole Kingdom portfolio or one city at a time.

Where will Symake hold workshops in Saudi Arabia?

Consultants fly in for workshops in Riyadh or Jeddah, and other cities join online. Teams in Makkah take part through Jeddah or online sessions.

Can each regional manager see only their own buildings?

Yes. Access is set per asset, city or owning company. A manager in Al Khobar sees the Al Khobar compounds, while head office sees everything.

Is FATOORA covered for every company in the group?

Each owning company has its own VAT setup, and invoices carry the Arabic fields ZATCA requires. Integration is planned by wave, with wave 25 businesses due by 1 February 2027.

How does automatic lease renewal affect selling a building?

Leases renew unless notice is given at least 60 days before expiry. RealMake lists each building's lease end dates and notice deadlines, so a planned sale or refurbishment can be timed against them.

Do you keep a record of the transaction tax on disposals?

Yes. When an asset is sold, the disposal record notes the 5% Real Estate Transaction Tax with the sale documents. Filing remains with your tax advisor.

Can partners in a single Jeddah building join without seeing the rest?

Yes. A partner login can be limited to one asset, showing its occupancy, income, costs and documents and nothing from the wider portfolio.
