Real Estate Management Software in Oman for multi-city groups

Omani property groups seldom stay in one city. A company may own residential blocks in Muscat, a compound near Sohar, units in Salalah and land around Nizwa or Duqm, each registered with a different municipality. Records tend to stay with whoever looks after each location, which makes a group-wide view slow to build. RealMake holds all of those assets in one portfolio register, organized by governorate, city and owning entity. Each record keeps its title papers, insurance, rent roll, occupancy and income, so the group office can compare locations on equal terms.

A group headquartered in Muscat owns blocks in Al Khuwair, a compound in Sohar, units in Salalah and a plot near Duqm. Each location has a local manager. In RealMake, the head office opens the group register, filters by city, and sees occupancy, rent roll, document status and income for each. A missing insurance renewal in Sohar or a vacant floor in Muscat shows up the same day, without waiting for monthly reports.

  • Filter the register by city or governorate
  • Document status for every location
  • Vacancy visible on the same day
  • Local managers update their own assets

Running a property portfolio in Oman

Oman's property sector is overseen by the Ministry of Housing and Urban Planning, and leases are registered with the relevant municipality, whether in Muscat, Sohar or Dhofar. The new Real Estate Registry Law is modernizing ownership registration, and expatriates can now own in Integrated Tourism Complexes and more areas. VAT is 5%, in place since April 2021, and RealMake applies the treatment your tax advisor sets. Decision 189/2026 has scheduled Fawtara e-invoicing as mandatory from 1 April 2027 for taxable persons whose annual supplies exceed OMR 5 million, and from 1 October 2027 for all other VAT-registered businesses.

Frequently Asked Questions

Can RealMake hold assets registered with different Omani municipalities?

Yes. Each lease records the municipality that registered it, whether Muscat, Sohar, Dhofar or another. The group view shows them together while keeping local details separate.

How do local managers in each city use the register?

Each manager updates the assets in their city: tenants, documents, policies and costs. Head office sees all locations, and access can be limited so managers see only their own assets.

Will Symake train teams outside Muscat?

Consultants fly to Oman for workshops, usually at head office, and other cities join online. Additional trips to Sohar or Salalah can be planned if a large team works there.

Can development land near Duqm be part of the register?

Yes. Plots are assets with deed, owning company, permits and holding costs. They sit alongside income buildings, so the group can see land and let property together.

Does the Real Estate Registry Law change how we should keep records?

The law is modernizing ownership registration. Keeping title papers, registration details and owner information organized per asset makes it easier to adapt as new procedures come in.

Can expatriate investors in our tourism complex units see their assets?

Yes. Investors who own units in Integrated Tourism Complexes can have logins that show their units only, with income, costs, documents and valuer reports.

How is Fawtara handled across several companies in one group?

Each owning company is set up with its own VAT details. Fawtara readiness is planned company by company, according to the Decision 189/2026 date that applies to each one.

Can we compare returns between cities?

Yes. Income and costs post per building, and the register sums them by city or governorate, so you can compare a Sohar compound with a Muscat block on the same basis.
