Real Estate Management Software in UAE for multi-emirate groups

UAE property groups often hold assets in more than one emirate. A group might own apartments in Dubai, a villa community in Abu Dhabi, older blocks in Sharjah and land in Ras Al Khaimah, each held by a different company. RealMake records every asset with its emirate, owning entity and the local references that apply, such as an Ejari number in Dubai or a Tawtheeq reference in Abu Dhabi. Ajman and Al Ain holdings sit in the same register, recorded with the same fields as the rest. Head office can see occupancy, income and expiring papers for the whole country.

Each emirate's rules, one set of records

Running assets across emirates means dealing with different registries, references and rent rules. RealMake keeps those differences on each asset while using one structure for the whole group. Head office can compare Dubai with Sharjah or check expiring papers in Abu Dhabi without asking each team for a separate report.

  • Local references kept for each emirate
  • One record structure for the group
  • Comparisons across emirates on one screen
  • No separate city reports to merge

Ejari, Tawtheeq and attestation numbers are added to let units.

Team training

Staff in each emirate are trained in English, in person and online.

Ongoing support

Running a property portfolio in UAE

Each emirate has its own regime. Dubai uses DLD and RERA, with leases on Ejari and rent increases capped by the RERA rental index. Abu Dhabi is regulated by ADREC, leases sit on Tawtheeq, and ADREC announced a temporary rent increase freeze in June 2026; RealMake applies whatever increase rule is in force. Sharjah has RERD and municipality lease attestation. UAE VAT is 5% and corporate tax 9%, and RealMake applies the VAT treatment your tax advisor sets. Under the e-invoicing rollout, groups with revenue of AED 50 million or more start on 1 January 2027, and every other business starts on 1 July 2027.

Frequently Asked Questions

Can RealMake keep Dubai and Abu Dhabi assets in the same register?

Yes. Each asset carries its emirate and local references. Dubai units show Ejari numbers and Abu Dhabi units show Tawtheeq references, all in one register.

How does the register help with UAE corporate tax?

Every asset is linked to its owning entity, and income and costs post to the asset. Your accountants can pull figures per entity for the 9% corporate tax return.

Will Ajman towers and Ras Al Khaimah plots fit in the same register?

Yes. Any emirate can be added. The asset keeps its own references and papers, and it appears in group reports beside your other holdings.

How do rent plans handle different rules in each emirate?

Rent plans follow the rule you set for each emirate, such as the RERA index in Dubai or the freeze ADREC announced in Abu Dhabi. RealMake applies whatever rule is in force.

When must a UAE group be ready for e-invoicing?

Businesses with revenue of AED 50 million or more go live on 1 January 2027 and others on 1 July 2027. Entity details in RealMake help prepare for those dates.

Does Symake have a team based in the UAE?

No. Symake works from Bengaluru, India. Consultants travel to the UAE for workshops, training and go-live, and daily support is remote during overlapping hours.

Can head office compare emirates?

Yes. Occupancy, income and planned spend roll up by emirate, so head office can compare Dubai with Sharjah or Abu Dhabi for the same period.

Can we track land in Ras Al Khaimah before it is developed?

Yes. Plots are assets with deed, permits, partner shares and holding costs recorded, even before any building stands on them.
