How Real Estate Management Software in Makkah handles seasons

Property in Makkah is shaped by the calendar. Residential buildings in Al Aziziyah and Al Shoqiyah can see very different occupancy in the Hajj and Umrah seasons than in quieter months, and many towers near Jabal Omar are held by groups of investors rather than one owner. Tracking that by hand makes it hard to judge which asset is performing. RealMake records occupancy by building and by month, links each asset to its investors and their shares, and keeps deeds, insurance and permits on the same file. Symake handles all setup through workshops in Jeddah or online sessions.

Comparing two Makkah buildings across a full year

A group of investors owns one residential building in Al Aziziyah and a share in a tower near Jabal Omar. RealMake shows both side by side: occupancy for each month, income and costs, and the refurbishment spent before the last Hajj season. Partners can see which asset carried the year and which needs attention, using records the manager keeps up to date rather than a report assembled once a year.

  • Monthly occupancy compared across assets
  • Pre-season refurbishment spend visible
  • Income and costs read per building
  • Partners use the same live records

Running a property portfolio in Makkah

REGA regulates real estate in Makkah as it does across the Kingdom, and residential and commercial leases are registered on Ejar. Since 25 September 2025, leases renew automatically unless either side gives notice at least 60 days before expiry, which matters when a building is being prepared for a season or a sale. Selling a property attracts the 5% Real Estate Transaction Tax, recorded on the disposal. VAT is 15%, and RealMake applies whatever treatment your tax advisor sets. Any business in FATOORA wave 25 has until 1 February 2027 to integrate.

Ejar lease reference held on each tenancy
60-day notice dates visible before each season
Transaction tax noted on every building sold
FATOORA wave 25 integration planned for 2027

Frequently Asked Questions

Where are workshops held for a Makkah portfolio?

Workshops are held in Jeddah or online, and your managers choose whichever is easier. Configuration and support are delivered remotely from Bengaluru, so nothing depends on travel into the city.

Can occupancy be compared between Hajj season and the rest of the year?

Yes. Occupancy is recorded per building and per month, so you can compare peak pilgrimage months with quieter ones and see how each asset performs across the whole year.

Several investors own one Makkah tower. Can each see their share?

Yes. Each investor is linked to the building with their stake. Their view shows income, costs and documents for the assets they hold, and their portion of net income.

Does RealMake keep a copy of each building's title deed?

Yes. Deeds are scanned and attached to the asset record with their number and date. Partners with access to the asset can read them, and changes are logged.

What happens to records when an investor sells their share?

The sale is recorded with its date and documents, the stake moves to the buyer, and the history keeps both. Income from that date onward is split using the new shares.

Can we plan refurbishment ahead of the busy months?

Yes. Each building can carry an improvement plan with scope, estimated cost and target finish date, so work can be scheduled before the season when occupancy is highest.

Which language does the RealMake interface use for Makkah users?

Everything in RealMake, from screens to training and support, is delivered in English. Where Saudi law needs Arabic, invoices and receipts carry the Arabic fields ZATCA requires.

Does RealMake handle the VAT on our income?

RealMake applies the VAT treatment your tax advisor sets for each type of income and property. Saudi VAT is 15%, and invoices follow the FATOORA wave your business falls in.
