Multi-emirate finance on Real Estate ERP in UAE

Property groups in the UAE rarely stay in one emirate. A developer may sell off-plan in Dubai, hold a master-planned plot in Abu Dhabi, own rental buildings in Sharjah and buy land in Ajman or Ras Al Khaimah. Each emirate has its own regulator and registration system, and each project often sits in its own company. RealMake ERP runs all of these entities in one database, tags every entry to emirate, project and company, and still produces a single group view. Symake consultants fly in from Bengaluru for workshops and go-live, then support continues remotely.

E-invoicing readiness for UAE property groups

The UAE's e-invoicing program changes how invoices leave a group's books. Companies with revenue of AED 50 million or more go live on 1 January 2027, while others go live on 1 July 2027 after appointing an accredited service provider by 31 March 2027. RealMake ERP keeps invoice data in a structured form for each company, so connecting to the provider you choose is a setup task, not a rebuild of your accounting.

  • Structured invoice data per company
  • Ready for the provider you appoint
  • Separate timelines handled per entity
  • No rebuild of existing accounts needed

A UAE-wide RealMake ERP rollout

Six steps that bring each emirate's companies live in turn

Group review

We map companies, emirates, projects and the registration systems each one uses.

Shared setup

Group-wide accounts, cost codes, suppliers and approval rules are agreed and built.

First emirate

Companies in one emirate go live first, usually where activity is highest.

Next waves

Companies in other emirates follow, each with data loading and short training.

Group reports

Consolidation and inter-company matching start once every company is live.

Aftercare

Remote support runs on UAE working days, with visits booked for larger changes.

A property back office for UAE

Each emirate regulates property in its own way. In Dubai, the Land Department and RERA oversee projects, Oqood registers off-plan sales, Ejari registers tenancies and buyer payments go to escrow under Dubai Law No. 8 of 2007. Abu Dhabi has ADREC and Tawtheeq, and Sharjah uses its Real Estate Registration Department with tenancy attestation through the municipality. Across the country, VAT is 5% and corporate tax 9%, and the ERP keeps the right references on each company's records.

Dubai escrow balances reported per project
Oqood, Ejari and Tawtheeq references stored
Sharjah attestation numbers kept on file
5% VAT and 9% corporate tax per entity

Frequently Asked Questions

Can one RealMake ERP system cover companies in Dubai, Abu Dhabi and Sharjah?

Yes. Every company sits in one database with its own ledgers and tax registration. Each project is tagged to its emirate, so reports can be run per emirate, per company or for the whole group.

Which UAE e-invoicing deadline applies to each of our companies?

The deadline follows revenue. At AED 50 million or more, go-live is 1 January 2027. Below that, an accredited service provider must be appointed by 31 March 2027, with go-live on 1 July 2027. Your advisor confirms the test for your group.

How does the ERP keep Dubai escrow money apart from operating funds?

Each Dubai project's escrow account is a separate bank account in the books. Receipts and withdrawals post only there, and transfers to operating accounts need an approved certificate behind them.

Does RealMake ERP decide the VAT rate on our units?

No. Your tax advisor sets the VAT treatment for each unit type, and RealMake ERP applies it on every invoice. This keeps tax decisions with the people responsible for them.

Can we see profit by company for corporate tax?

Yes. Each company has its own profit and loss at any time, with entries traceable to source documents, which gives your advisors a clean base for the 9% corporate tax work.

Is Symake based in the UAE?

No. Symake is headquartered in Mahadevapura, Bengaluru, and has no UAE office. Consultants fly in for workshops, training and go-live, and support is remote during UAE working hours.

Can inter-company balances be agreed before the group close?

Yes. Inter-company entries post in pairs, and a matching report lists any balance that does not agree, so differences are fixed before the group close is signed off.

How long does a multi-emirate rollout take?

It depends on the number of companies and the state of current data. We plan it in waves by emirate and agree the timeline with you after the group review workshop.
