Real Estate ERP in Oman, from Muscat to Duqm

Omani property groups rarely stay in one city. A group may build towers in Muscat, let worker housing in Sohar, hold an Integrated Tourism Complex share in Salalah and own land in Nizwa, Sur or near the Duqm free zone. Each site has its own contractors, bank accounts and approval needs, yet the board wants one set of numbers. RealMake ERP treats every governorate and project as its own cost centre under a single chart of accounts. Head office sets budgets and approval limits once, regional teams post their own bills, and group reports combine everything without copying figures between files.

When each region keeps its own spreadsheets, the group result depends on whoever merges them. RealMake ERP removes that step. Sohar, Salalah and Duqm teams post directly to the shared ledger, inter-company charges match automatically, and head office sees budgets, commitments and cash for every project at once. Month-end becomes one close for the whole country rather than six separate ones.

  • Every region posting to one ledger
  • Inter-company entries matched by design
  • Budgets and cash shown per project
  • One month-end close across the country

A property back office for Oman

VAT across Oman is 5%, administered by the Oman Tax Authority since April 2021. Decision 189/2026 schedules mandatory electronic tax invoices from 1 April 2027 for taxable persons with annual supplies above OMR 5 million, and from 1 October 2027 for the rest. For a group, the threshold is tested per taxable person, so entities may start on different dates. RealMake holds structured invoice data in every branch. Property rules come from the Ministry of Housing and Urban Planning, expatriates may buy in Integrated Tourism Complexes, and municipalities register leases across the governorates.

Above OMR 5 million: scheduled for 1 April 2027
Other VAT-registered entities: 1 October 2027
One 5% VAT return per registered entity
Lease and registry references kept per unit

Frequently Asked Questions

Do all our Omani entities start e-invoicing on the same date?

Not always. The OMR 5 million threshold under Decision 189/2026 applies per taxable person, so a large entity may be scheduled for 1 April 2027 and a smaller one for 1 October 2027.

Can regional teams in Sohar and Salalah use the same system?

Yes. Each team posts to its own cost centres in the shared ledger, and head office sees every region without waiting for files.

How do you roll out across several governorates?

One region goes live first as a pilot. Once its first month-end close is clean, the other governorates follow in stages, each with its own training.

Can a Duqm project have its own budget and bank account?

Yes. Every project, including one near the Duqm free zone, has its own budget lines, bank account and reports inside the group.

How is VAT filed for a group with several entities?

Each VAT-registered entity files its own 5% return. RealMake builds each one from that entity's postings across all regions.

Where are workshops held for an Oman-wide group?

The main workshops are held in Muscat with consultants from Bengaluru. Regional training is on site or online. Symake has no office in Oman.

Does the ERP handle Integrated Tourism Complex units?

Units in an ITC can be tagged with buyer type and registry references, so reports separate them from other sales across the country.

Can we keep using our current banks?

Yes. Statements from each bank are imported and reconciled in the ERP, so you do not need to move accounts or change banks to use RealMake ERP.
