Real Estate ERP in Saudi Arabia across every region

Saudi property groups often spread across the Kingdom. One may run a master community in Riyadh, towers in Jeddah, apartments in Dammam and Al Khobar, and rental buildings in Makkah and Madinah, while watching projects in the NEOM region. Each branch has its own contractors, Wafi accounts and approval needs. RealMake ERP sets up every region and project as its own cost centre under one chart of accounts. Head office controls budgets and limits, branches post their own bills and certificates, and every invoice leaves in FATOORA phase 2 format. The group close then runs once, not region by region.

One finance team for the whole Kingdom

A group with branches from the Eastern Province to the Red Sea coast often ends up with a different process in each. RealMake ERP sets one. Purchase approvals, contractor certificates, Wafi reconciliations and invoices follow the same rules in every region, while each branch still sees its own numbers. Head office reads the group position directly, and auditors find one trail instead of several.

  • The same rules in every region
  • Branch reports and group view together
  • One audit trail for the Kingdom
  • Wafi reconciliations done centrally

Rolling out across Saudi regions

Head office in the capital first, then each branch

Group design

Entities, regions and cost codes are agreed in a head office workshop.

ZATCA onboarding

Each VAT-registered entity is onboarded to FATOORA and tested.

First branch

One region goes live and closes a parallel month before others follow.

Data migration

Balances, contracts and Wafi accounts from each branch are loaded and checked.

Branch training

Consultants train branch teams in English; Makkah staff join in Jeddah or online.

Group close

All regions close together and the consolidated accounts come from one ledger.

A property back office for Saudi Arabia

VAT in Saudi Arabia is 15%, collected by ZATCA. FATOORA phase 2 requires UBL XML invoices with a cryptographic stamp and QR code, real-time clearance for B2B invoices and reporting of simplified invoices within 24 hours. Wave 25 covers taxpayers with VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025 and must integrate by 1 February 2027. Tax invoices must include Arabic, and RealMake prints those fields. REGA oversees the sector, Wafi governs off-plan sales, Ejar registers leases and the 5% Real Estate Transaction Tax applies to disposals.

Frequently Asked Questions

Can one system cover branches in Riyadh, Jeddah and Dammam?

Yes. Each branch is a cost centre in the same ledger. Branch teams see their own figures, and head office sees the whole group in one view.

Does every Saudi entity need its own FATOORA onboarding?

Each VAT-registered entity is onboarded and tested with ZATCA. RealMake then issues phase 2 invoices for that entity from any branch.

Where does the 5% transaction tax sit in the accounts?

The 5% tax on each disposal is posted against the sale, with the payment reference stored, so the record is ready for review.

Can Makkah staff be trained with the rest of the group?

Makkah staff join workshops and training in Jeddah or online, because non-Muslims cannot enter Makkah. Their work in the ERP is the same as other branches.

How do you handle Wafi accounts for projects in several cities?

Each off-plan project has its own Wafi account in the ledger. Statements are imported and reconciled centrally, whatever city the project is in.

What order do regions go live in?

Usually head office and one large region first, then the others in stages. Each region closes a parallel month before the old system is switched off.

Does Symake have offices in the Kingdom?

No. Symake works from Bengaluru, with consultants flying in for workshops, training and go-live. Support is remote and overlaps the Saudi working day.

Will the ERP be ready for projects in the NEOM region?

Any new project can be added as a cost centre with its own budget, bank account and contracts, wherever it is in the Kingdom.
