Building-level books with Real Estate ERP in Sharjah

Sharjah has steady rental demand because many residents commute to Dubai, so plenty of local groups own whole buildings in Al Nahda, Al Majaz and Al Khan rather than single units. Each building usually needs its own cost center, its own repairs budget and sometimes its own company. RealMake ERP sets that up once and posts every invoice, salary allocation and utility bill to the right building. Developers working on new phases in Aljada or Muwaileh use the same system for their construction contracts. Symake consultants come from Bengaluru for workshops and go-live, and support then continues remotely.

Where the back office saves time in Sharjah

Nine areas a family property group's accountants handle

Building ledgers

Building ledgers

Income, running costs and capital spend are posted per building, so each one has a clear operating result.

Annual contracts for lifts, cooling and cleaning are recorded with their schedules, and bills are checked against them.

Refurbishment capex

Refurbishment capex

Renovation spend is captured as a capital project with its own budget, then moved to the asset register on completion.

Buildings, fit-outs and equipment depreciate monthly using the method and useful life your auditors approve.

Purchase approvals

Keeping property spend under control in Sharjah

Older buildings in Sharjah need regular work, and repair bills can drift if nobody compares them with a budget. RealMake ERP holds an annual budget for each building and checks every purchase request against it. Approved requests become purchase orders, delivered work is confirmed by the building supervisor, and only then can the vendor bill be paid. Directors see the remaining budget for every building without asking the accounts team.

  • Annual budget held for each building
  • Requests checked against what is left
  • Bills paid only after work is confirmed
  • Directors view balances without extra reports

A property back office for Sharjah

Sharjah property sales are registered with the Sharjah Real Estate Registration Department, and tenancy contracts are attested through Sharjah Municipality. The ERP keeps those registration and attestation references on the related records. UAE VAT is 5% and corporate tax is 9%, so each family company needs clean books of its own. E-invoicing reaches groups with AED 50 million or more in revenue on 1 January 2027; smaller companies must choose an accredited service provider by 31 March 2027 and start on 1 July 2027.

Registration references kept on sale records
Attested tenancy numbers held for audit
Separate books for each family company
Invoice data shaped for the e-invoicing rules

Frequently Asked Questions

Can each Sharjah building have its own profit and loss?

Yes. Every building is a cost center, and income, running costs and depreciation post to it. A building in Al Majaz and one in Al Nahda can be compared side by side, or shown inside the company that owns them.

Where do Sharjah Municipality attestation numbers go?

The attestation number for each tenancy contract is stored on the income record for that unit, so the ledger, the contract and the municipality record can be matched during an audit.

We own buildings in Sharjah and Ajman. Can one system cover both?

Yes. Buildings in either emirate sit in the same database, each under the company that owns it. Reports can be run per emirate, per company or for the whole family group.

How does the ERP stop repair costs exceeding budget?

Each purchase request is checked against the building's remaining budget. If it would go over, the request routes to a director for approval instead of becoming a purchase order straight away.

Can renovation spending become a fixed asset?

Yes. A refurbishment is opened as a capital project. Its costs build up as work in progress, and on completion the total moves to the asset register and starts to depreciate.

Will our external auditor get the schedules they need?

The year-end pack includes trial balances, fixed asset movements, supplier and receivable ageing, and bank reconciliations for each company, all traceable to the entries behind them.

How is support handled after go-live?

Symake supports you remotely from Bengaluru during UAE working hours. India's working day overlaps most of the UAE day, so questions are usually picked up the same morning.

Can different family members have different approval limits?

Yes. Limits can be set per person, per company and per type of spend, so one director approves building repairs while another signs off on capital projects.
