Real Estate CRM & ERP in UAE, emirate by emirate

A UAE developer selling in more than one emirate meets a different registration system in each. Dubai uses Oqood for off-plan sales and Ejari for tenancies, Abu Dhabi uses Tawtheeq under the Abu Dhabi Real Estate Centre, and Sharjah has its own Real Estate Registration Department. RealMake keeps the right reference on each booking, so a group with towers in Dubai, villas in Abu Dhabi and apartments in Sharjah follows one sales process with local fields. Projects in Ajman, Ras Al Khaimah or Al Ain join the same structure. Finance keeps a ledger per company and sees bookings, receipts and the pipeline for every emirate together.

Local rules, one national ledger structure

Developers that grew from one emirate into several often add a new spreadsheet for each new market. RealMake avoids that by keeping one structure with local fields. A Dubai booking shows its Oqood reference and escrow account, an Abu Dhabi lease after handover shows its Tawtheeq number, and every booking posts to the right company ledger. VAT, corporate tax and e-invoicing data come from the same entries.

  • Local registration fields, one process
  • Escrow and collection accounts per project
  • Company ledgers combined for the group
  • Tax data drawn from the same entries

From booking to books in UAE

Each emirate has its own property system. Dubai has the Dubai Land Department (DLD) and RERA, with Oqood, Ejari and Trakheesi, and off-plan payments go to escrow under Dubai Law No. 8 of 2007. Abu Dhabi has ADREC and Tawtheeq, and Sharjah has its Real Estate Registration Department. VAT is 5%, applied as your advisor sets per unit type, and corporate tax is 9%. E-invoicing goes live on 1 January 2027 for businesses with revenue of AED 50 million or more and on 1 July 2027 for others.

Frequently Asked Questions

Can one RealMake setup cover Dubai, Abu Dhabi and Sharjah projects?

Yes. One template carries fields for each emirate's registration system, and each project uses the fields for the emirate it sits in.

How are Dubai escrow rules handled alongside other emirates?

Dubai projects link receipts to their escrow account under Law No. 8 of 2007. Projects elsewhere use the collection accounts you set.

We have a separate company per emirate. Is that supported?

Yes. Each company keeps its own ledger, VAT records and bank accounts, and group reports combine them for management and the board.

Does RealMake prepare for UAE e-invoicing?

Yes. Invoice data is prepared for the 2027 rollout, and we work with your accredited service provider on connection and testing before your go-live date.

Can corporate tax reporting use the same data?

Yes. Revenue and costs post to company ledgers from bookings, receipts and bills, so corporate tax schedules draw on the same entries.

Can projects in Ajman or Ras Al Khaimah be added later?

Yes. They join the existing template, with local registration fields added where that emirate needs them, so no separate system is required.

Do you support the UAE working week?

Yes. The UAE weekend is Saturday and Sunday, and support hours from India overlap most of the Monday to Friday working day.

Does Symake have a UAE office?

No. Symake is based in Bengaluru, India, and has no UAE office. Consultants fly in for workshops, training and go-live, and support is remote.
