Nationwide Real Estate CRM & ERP in Oman for developer groups

A developer group in Oman may sell apartments in Muscat, investor units in Sohar and holiday homes in Salalah, with newer plots in Nizwa, Sur or Duqm. Each site often keeps its own sales sheet and sends totals to a central finance office once a month. RealMake replaces that relay. Sales teams in each governorate work on their own projects, and finance at head office sees every booking, receipt and commission as it happens. Each company in the group keeps its own ledger, and management can read sales and collections for the whole country on one screen.

Without one system, a group's finance office spends the first week of each month collecting sheets from every site. With RealMake, a booking in Sur or a receipt in Sohar reaches head office on the same day. Finance posts it once, the regional manager sees the effect on targets, and the group's cash forecast changes without a separate spreadsheet. Month-end becomes a review, not a collection exercise.

  • Site bookings reach head office the same day
  • Receipts posted once, wherever they arrive
  • Regional targets updated from real receipts
  • Month-end spent reviewing, not collecting

From booking to books in Oman

The Ministry of Housing and Urban Planning sets the national framework, and the new Real Estate Registry Law is modernising title registration across the country. Leases are registered with the relevant municipality, so RealMake keeps the municipality and lease number on each rented unit. Expatriates can buy in Integrated Tourism Complexes such as Al Mouj and Hawana Salalah and in more areas under recent rules. VAT is 5% through the Oman Tax Authority. Decision 189/2026 schedules electronic tax invoices from 1 April 2027 for businesses with annual supplies above OMR 5 million and from 1 October 2027 for all others registered for VAT.

Why Oman groups run one system

Groups that sell in several governorates need local teams to move quickly and head office to keep control. RealMake gives both, with one buyer history, one audit trail per company and a group view that does not wait for month-end reports.

✓ Every governorate in one place
✓ Separate books per company
✓ Central overdue list

Frequently Asked Questions

Can RealMake serve projects in several Oman governorates?

Yes. Projects in Muscat, Sohar, Salalah, Nizwa, Sur, Duqm or elsewhere sit in one system. Each sales desk sees its own work, and head office sees all of it.

Which e-invoicing date applies to each company in our group?

Under Decision 189/2026, a company with annual supplies above OMR 5 million is scheduled to start on 1 April 2027 and other VAT-registered companies on 1 October 2027. Your advisor confirms each company's date, and RealMake follows it.

How are leases registered with different municipalities?

Each lease record holds the municipality and its registration number. Units in different cities can follow different local steps, and the rent receipts still post to the group's ledgers.

Can each group company keep its own books?

Yes. Each company has its own ledgers, bank accounts and VAT settings. Group managers see combined sales and receivables, but each company closes its month and passes its own audit.

Can we start with one site in Oman?

Yes. A phased rollout works well for groups. One project goes live first, the process is adjusted, and the other sites follow in waves with their data checked by local staff.

How does head office track overdue buyers across Oman?

A single overdue list shows every late installment across projects, with the site, sales owner and last contact. Collectors can work it centrally or hand items back to the local team.

Do expatriate buyers need anything extra on their file?

Files for expatriate buyers hold passport details and the documents needed for registration in Integrated Tourism Complexes or other permitted areas. These checks sit on the same record finance uses.

Where is Symake's team for Oman projects?

Symake works from Bengaluru and has no office in Oman. Consultants fly in for workshops, training and go-live at your sites, and remote support covers your Sunday to Thursday week.
