Tower finance through Real Estate ERP in Doha

Property groups in Doha tend to hold a mix of assets: an office tower in West Bay, apartments on The Pearl, a mixed-use plot near Msheireb and older buildings around Al Sadd. RealMake ERP gives each of them a cost structure and, where needed, a separate company ledger, all reported in Qatari riyals. Construction contracts carry their budget, commitments, certificates and retention in one record. Because Qatar has no VAT in force yet, tax settings stay switched off until a law takes effect, with no rebuild needed. Consultants travel from Bengaluru for workshops and go-live, and remote support fits the Sunday to Thursday week.

Cost to complete for every Doha tower

Lenders and boards in Doha ask the same question at every review: what will this tower cost when it is finished? RealMake ERP answers from live data. Approved budget, committed contracts, work approved on certificates and the project team's remaining estimate sit side by side for each cost code. When the forecast moves, the change is logged with a reason, so the history of the estimate is as clear as the estimate itself.

  • Budget, commitment and approved claims together
  • Remaining estimate updated by the project team
  • Every forecast change logged with a reason
  • Figures ready for lender and board reviews

A property back office for Doha

Qatar has no VAT law in force yet, and an e-invoicing law has been approved without dates. RealMake ERP is ready to switch VAT on when Qatar introduces it, and invoice data is structured so an e-invoicing link can follow. The Real Estate Regulatory Authority (Aqarat) oversees the sector, and non-Qatari ownership is allowed only in designated areas such as West Bay and The Pearl, so the ERP can tag each project by zone for reporting. Books run in QAR around the Friday-Saturday weekend.

Frequently Asked Questions

Is VAT calculated for our Doha companies yet?

Not today, because Qatar has no VAT law in force yet. The tax settings are built in and stay switched off. When Qatar introduces VAT, they can be turned on for new invoices without changing your accounts.

Can projects on The Pearl and in West Bay be reported separately?

Yes. Each project carries its own codes and can be tagged by area, including designated ownership zones. Reports can show a single tower, all assets in one area or the whole Doha portfolio.

Does the system work in Qatari riyals?

Yes. QAR is the base currency for ledgers, budgets, contracts and reports. Where a supplier bills in another currency, the bill is recorded in that currency and converted at the rate on the posting date.

How are contractor advances recovered?

The advance is recorded against the contract when paid. Each later certificate deducts the agreed share until the full advance is cleared, and the remaining balance is visible at every stage.

Can a lender's cost report come straight from the ERP?

The budget, commitment, cost on approved certificates and forecast final cost per cost code come from live entries and can be exported to Excel or PDF, so the lender pack starts from the same figures finance uses.

Do Symake consultants work from Doha?

No. Symake is based in Bengaluru and has no office in the GCC. Consultants fly to Doha for workshops, training and go-live, and day-to-day support is remote during Qatar working hours.

Can we start with one project?

Yes, and we usually recommend it. One live project runs the full cycle from budget to certificate to payment, and the rest of the portfolio joins once that project closes a clean month.

Can approval limits differ between holding and project companies?

Yes. Each company has its own approval matrix by amount and type of spend, so a project company can approve site purchases while larger awards go to the holding company's board.
