Property Management System in Oman for spread-out portfolios

Few Omani property groups keep all their buildings in a single city. A family company may own apartment blocks in Muscat, staff housing in Sohar, villas in Salalah and smaller buildings in Nizwa or Sur, with a project in Duqm on the way. Each place has its own contractors, climate and travel time, and head office often learns about a broken lift days later. RealMake puts every building, asset and open job on one record, so managers in Muscat see what is happening in Sohar or Salalah the same morning. Regional technicians receive jobs on their phones, and costs flow to the right building budget. Symake delivers from Bengaluru with on-site workshops.

When a group has buildings in five cities, small problems hide easily. RealMake gives the head office a daily list of open faults and overdue servicing by region, and lets a manager open any building to see its assets, contractors and costs. Regional teams keep working in their own area. The owners get one monthly report that covers the whole portfolio and still lets them drill into a single block in Nizwa.

  • Daily faults and overdue work by region
  • Any building opened from head office
  • Regional teams keep their own job lists
  • One monthly report for the owners

Buildings and communities in Oman

Across Oman, property falls under the Ministry of Housing and Urban Planning, and the new Real Estate Registry Law is modernizing how property is registered. Expatriates may own in Integrated Tourism Complexes and in more areas under recent rules, so owners of one building can live in several countries. VAT has applied at 5% since April 2021 under the Oman Tax Authority, and RealMake uses the treatment your tax advisor sets for each building charge. Fawtara e-invoicing is scheduled by Decision 189/2026 to start on 1 April 2027 where annual supplies exceed OMR 5 million, then on 1 October 2027 for every other VAT-registered business.

Frequently Asked Questions

Can RealMake manage buildings in several Omani cities at once?

Yes. Buildings are grouped by governorate, and each region keeps its own technicians and contractors. Head office sees every building, job and budget across Oman in the same account.

How are repairs in Salalah or Sur routed?

Each building is linked to the technician or contractor who covers its area. A new fault goes straight to them, and the regional supervisor and head office can follow progress.

Does Symake train teams outside Muscat?

Yes. Consultants fly from Bengaluru and run workshops in each region as it goes live, for example in Sohar or Salalah. Remote support then covers the whole country.

How does the system prepare for Fawtara across Oman?

Invoices are being prepared for Fawtara under Decision 189/2026. The scheduled dates are 1 April 2027 for larger taxable persons and 1 October 2027 for all other VAT-registered businesses.

Can we compare contractors between regions?

Yes. Reports show response and completion times and cost per job for each contractor, so you can compare a Muscat lift firm with the one that covers Al Batinah.

Does every block keep a separate upkeep budget?

Each building or community has its own budget and unit shares. The owner also sees a group total, which helps when planning spending across the portfolio.

Does RealMake work for new projects such as Duqm?

Yes. A new building can be added before handover. Inspectors record defects room by room, and each defect is tracked until the contractor fixes it.

What does the owners' monthly report include?

It covers open and closed jobs, overdue servicing, spending against budget and contractor performance, first for the whole country and then for each building.
