Working across emirates with Real Estate Software in UAE

Every emirate keeps its own property rules and registries. A developer with a tower in Dubai, a community in Abu Dhabi and a building in Sharjah deals with three registration routes, different contract processes and, in Dubai, project escrow under Dubai Law No. 8 of 2007. RealMake handles this by tagging each project with its emirate, so the right fields, documents and checks appear on every sale. Projects in Ajman, Ras Al Khaimah or Al Ain follow the same pattern. At group level, sales, collections, cost and progress roll up into one set of reports, ready for corporate tax and e-invoicing work.

One system that respects each emirate

Developers expanding from one emirate to another often end up with a second system for the new market. RealMake avoids that by keeping the rules at project level. A Dubai project records Oqood and escrow details, an Abu Dhabi project records Tawtheeq data and a Sharjah project records attestation details, while sales, finance and site teams work in the same screens.

  • Rules set per project, not per system
  • One login for teams in several emirates
  • Escrow handled only where it applies
  • Same handover process everywhere

Expansion

Remaining emirates follow, reusing plans, price logic and reports from the first wave.

Training

Teams in each emirate train in English, in person at key stages and online in between.

Support

Remote support runs from Bengaluru on UAE working days, Monday to Friday.

Set up for property rules in the UAE

UAE property rules differ by emirate. Dubai has the Dubai Land Department and RERA, Oqood, Ejari, Trakheesi permits and escrow under Dubai Law No. 8 of 2007. Abu Dhabi has the Abu Dhabi Real Estate Centre (ADREC) and Tawtheeq. Sharjah has its Real Estate Registration Department and municipality attestation. VAT is 5% and corporate tax 9% nationwide. For e-invoicing, revenue of AED 50 million or more means going live on 1 January 2027 with an accredited service provider, while everyone else has until 31 March 2027 to appoint and 1 July 2027 to go live.

Frequently Asked Questions

Can one RealMake setup cover projects in Dubai, Abu Dhabi and Sharjah?

Yes. Each project is tagged with its emirate, and the matching registration fields, contract templates and checklists follow. Teams use the same screens, and group reports cover all three.

Do Abu Dhabi and Sharjah projects need escrow ledgers too?

Escrow ledgers are switched on for projects that need them, such as Dubai off-plan projects under Dubai Law No. 8 of 2007. Elsewhere, receipts are still tracked per project account, and a ledger can be enabled if your setup requires it.

How does the platform prepare a UAE group for e-invoicing in 2027?

Invoices are held as structured data that your accredited service provider can receive. We plan that link during setup, based on whether your group goes live on 1 January 2027 or 1 July 2027.

Can we add Ras Al Khaimah or Ajman projects later?

Yes. New emirates are added as project tags with their own fields and documents. The rest of the setup, from payment plans to handover checklists, is reused.

How does UAE corporate tax affect project reporting?

With corporate tax at 9%, groups want profit by project and company. RealMake keeps revenue, cost and overheads per project, so your tax advisers can work from clean figures.

Which days is Symake support available for UAE clients?

Support follows the UAE Monday-to-Friday week. India's working day overlaps most UAE office hours, so questions raised in the morning are usually picked up the same day.

Do consultants visit each emirate during the rollout?

Consultants fly in from Bengaluru for workshops, training and go-live, and can visit sites in different emirates on the same trip. Between visits, sessions continue online in English.

Can the group see results by emirate?

Yes. Dashboards group sales, collections, cost and progress by emirate, company or project. Each total opens to the units and transactions behind it.
