Real Estate Software in Saudi Arabia, region by region

Saudi developers increasingly build in more than one region. A group based in Riyadh may also have towers in Jeddah, villas in Dammam and Al Khobar, a project serving visitors in Makkah or Madinah, and contracts linked to the NEOM region. Each project faces the same national rules but different buyers, contractors and seasons. RealMake gives every project its own structure, budget and team access while keeping one group ledger, one escrow framework and one invoicing engine. Head office sees units sold, cash in escrow, cost committed and construction progress for all regions on one dashboard.

One Kingdom-wide view for the board

Groups with projects from the Eastern Province to the Red Sea coast often wait weeks for consolidated numbers. RealMake shortens that wait. All companies and regions post to the same platform, so the board sees sales, collections, escrow balances, cost and progress as they happen. Directors can drill from the group total down to a single tower in Jeddah or a villa cluster in Al Khobar.

  • Group totals with drill-down to units
  • Escrow balance per off-plan project
  • Cost and progress across regions
  • Collections tracked company by company

Set up for property rules in Saudi Arabia

Nationwide, the Real Estate General Authority licenses brokers and advertisers under FAL, and RealMake keeps those numbers on agent and listing records. Off-plan sales follow the Wafi programme with buyer funds in project escrow. Leases are registered on Ejar, and the 5% Real Estate Transaction Tax applies to disposals. VAT is 15%, and invoices carry the Arabic fields ZATCA requires. Companies with VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025 fall in wave 25, due to integrate with FATOORA by 1 February 2027.

Frequently Asked Questions

Can RealMake run projects across several regions of Saudi Arabia?

Yes. Projects in Riyadh, Jeddah, Dammam and Al Khobar, Makkah, Madinah and elsewhere sit in one platform with their own budgets and teams, and the board sees them together.

Does wave 25 of ZATCA e-invoicing apply to our group?

Wave 25 covers taxpayers with VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025. Those companies must integrate with FATOORA by 1 February 2027, and RealMake supports that integration.

Can each company in the group have its own VAT number?

Yes. Every company has its own VAT registration, books and invoice series, and group reports combine them with intercompany items removed.

How do you handle projects in Makkah?

Non-Muslims cannot enter Makkah, so workshops and training for teams there are held in Jeddah or online. The platform itself works the same for every region.

Can we keep one escrow framework across all off-plan launches?

Yes. Every Wafi project has its own escrow ledger using the same structure, so finance and auditors review each launch in a consistent way.

Which language do the screens and training use for Saudi teams?

Training, screens and support are in English. Tax invoices and receipts carry the Arabic fields ZATCA requires, so documents meet the rules.

Do we have to go live in every region at once?

No. We usually start with a pilot project, then add regions in waves, each with its own data load, training and e-invoicing set-up.

How is the Real Estate Transaction Tax recorded?

The 5% tax on disposals is recorded on each unit transfer, with the due date and payment reference, so finance can report it by project and company.
