Real Estate Software in Oman across the governorates

Omani developers increasingly build beyond the capital. A group might sell ITC homes in Muscat, run staff housing near Sohar, deliver holiday villas in Salalah and hold land in Duqm for a later phase, with smaller projects in Nizwa or Sur. Each region has its own buyers, contractors and seasons, yet the board needs one view of cash, cost and progress. RealMake sets up every project with its own budgets and rules while sharing one ledger in Omani rial, one vendor list and one approval matrix. Regional managers work on their own projects, and head office sees all of them together.

Head office sees every region at once

When projects are spread from Muscat to Salalah, information tends to arrive late and in different formats. RealMake removes that delay. Each regional team works on its own projects, but all of them post to the same platform. The board sees units sold, cash collected, cost committed and construction stage for every project, and can compare regions without waiting for consolidated reports.

  • Units sold by project and region
  • Cash collected across the group
  • Committed cost for each project
  • Construction stage for every phase

The remaining regions are added once the pilot runs smoothly.

Set up for property rules in Oman

Across Oman, development is overseen by the Ministry of Housing and Urban Planning, and the new Real Estate Registry Law is modernising registration in every governorate. Expatriates may buy in Integrated Tourism Complexes and in more areas under recent rules, so RealMake records eligibility per project. Leases are registered with the municipality. Since April 2021 the Oman Tax Authority has charged VAT at 5% on taxable supplies. Fawtara e-invoicing is planned in three phases, starting with a pilot in August 2026.

Frequently Asked Questions

Can RealMake run projects in several Omani governorates?

Yes. Projects in Muscat, Sohar, Salalah, Nizwa, Sur or Duqm sit in one platform. Each has its own budgets and rules, and head office sees all of them together.

Can regional managers see only their own projects?

Yes. Access is set by project and role. A manager in Salalah sees Salalah projects, while head office and finance see the full group.

How does the platform handle several project companies?

Each company keeps its own books, VAT settings and bank accounts. Group reports combine them and remove transactions between related companies.

What do the planned Fawtara phases mean for Omani developers?

Phase 1 is a pilot planned for August 2026 for about 100 of the largest taxpayers, with later phases indicated for 2027. RealMake is prepared to adopt each phase as it is confirmed.

Can we track land held for future projects?

Yes. Land holdings are recorded by governorate with cost, status and planned use, and a plot can become a live project when you are ready to launch.

Do you start everywhere at once?

Usually not. We start with one pilot region, prove the design on real projects, then extend to the other regions in planned stages.

How do buyers in different regions pay?

Buyers pay by OmanNet card, bank transfer or cheque. Receipts are matched to instalments in Omani rial, and statements can be sent by email.

Where does training take place for regional teams?

Consultants train in Muscat and, where useful, in other cities. Online sessions cover teams that cannot travel, all in English.
