Working every emirate with Real Estate CRM in UAE

Property in the UAE is regulated emirate by emirate. A group selling in Dubai works with the Dubai Land Department, in Abu Dhabi with ADREC, and in Sharjah with the Real Estate Registration Department. Add projects in Ajman or Ras Al Khaimah and the rules multiply. RealMake gives each emirate its own deal stages and reference fields, while keeping one contact list and one set of reports. A buyer who looks at a villa in Al Ain and an apartment in Dubai is one person, not two. Directors see bookings by emirate, project and agent in a single dashboard.

One group, several regulators, one set of reports

Groups with projects in more than one emirate often run a different spreadsheet for each. RealMake replaces them with one database where each emirate keeps its own steps. The Dubai team records Oqood and Trakheesi references, the Abu Dhabi team works with ADREC and Tawtheeq, and the Sharjah team logs its registration numbers. Head office still compares them like for like, because the sales stages before registration are the same everywhere.

  • Emirate-specific fields after that
  • Like-for-like comparison across emirates
  • One login for staff in every office

Directors move to RealMake dashboards once every emirate is live.

Remote help from Bengaluru covers every team during the Monday to Friday week.

Built for real estate in the UAE

Each emirate runs its own property system. In Dubai, DLD and RERA oversee sales, Oqood registers off-plan deals, Ejari registers tenancies and Trakheesi issues advertising permits. Abu Dhabi uses ADREC and Tawtheeq, and Sharjah has its Real Estate Registration Department. RealMake keeps the right references on each deal. Nationally, VAT is 5% and corporate tax is 9%. E-invoicing starts on 1 January 2027 for businesses with revenue of AED 50 million or more, and on 1 July 2027 for the rest.

Frequently Asked Questions

Can one system handle Dubai, Abu Dhabi and Sharjah rules together?

Yes. Each emirate has its own deal template with the registration steps that apply there, while contacts, leads and reports stay shared across the group.

We are adding projects in Ras Al Khaimah. Can we add a new emirate later?

Yes. A new emirate is set up as a new template and team. Existing data stays in place, and the new team starts with the same shared stages as everyone else.

How does RealMake help with UAE e-invoicing?

It records invoice data in a structured way for the accredited service provider you appoint. Businesses with revenue of AED 50 million or more go live on 1 January 2027, and the rest on 1 July 2027.

Can agents in different emirates share a buyer?

Yes. The buyer has one profile, and each enquiry is linked to the right emirate and agent. If two agents close a deal together, the commission can be split.

Does the property CRM support corporate tax reporting?

RealMake keeps deal, commission and invoice records clean and complete, which helps your finance team prepare figures for corporate tax at 9%. The tax filing itself sits with your accountants.

Which UAE portals can be connected?

Bayut, Property Finder and Dubizzle are the main ones. Leads arrive through email parsing or each portal's integration, depending on your account.

Where is Symake's team based?

Symake is based in Mahadevapura, Bengaluru, and has no office in the UAE. Consultants fly in for workshops, training and go-live, and support runs remotely.

Can directors see results by emirate?

Yes. The director dashboard shows leads, viewings, reservations and bookings by emirate, project and agent, with week-on-week comparisons.
