Real Estate CRM in Dubai

Real Estate CRM in Dubai has to keep pace with off-plan launches and busy secondary desks. RealMake routes portal, WhatsApp and website leads as they arrive, tracks viewings and holds, and shows which source produced each booking.

Keeping up with launches using Real Estate CRM in Dubai

Dubai moves fast. A release in Business Bay or Dubai Hills can sell through within days, and a broker in Jumeirah Village Circle may be working dozens of buyers at once. RealMake is set up for that pace. Each new enquiry is pushed to an agent the moment it lands, the first call is logged, and the lead stays in view until it books a viewing or is closed with a reason. Listings carry their Trakheesi permit number, and each booking holds the details your team needs for Oqood. The sales head sees live numbers by project, source and agent instead of waiting for a month-end spreadsheet from Downtown and Dubai Marina desks.

Off-plan sales in Dubai pass through several hands: the agent, the sales admin, the finance team and the registration desk. RealMake gives each of them the same record. Once a reservation form is signed, the buyer's documents, payment plan and first receipt sit together, so the admin can prepare the Oqood filing without chasing email threads. Resale deals follow their own stages, with the buyer, seller and both agents linked.

  • Reservation form, receipts and IDs in one file
  • Separate stages for off-plan and resale
  • Finance and sales admin on the same record
  • Every hand-off between staff time-stamped

Getting a Dubai sales team live

A phased plan that fits around your launch calendar

Sales review

Consultants sit with your sales admin to list stages, approvals and the reports the directors read.

Data clean-up

Old leads and buyers from spreadsheets or a previous CRM are de-duplicated before import.

Portal links

Each portal account and the website forms are connected, and a test lead is traced end to end.

Pilot desk

One project or one team runs on RealMake first, so rules are tuned before everyone moves.

Full launch

The rest of the agents switch over after a hands-on session held in Dubai.

Ongoing help

Remote support from Bengaluru covers the Monday to Friday UAE week, with change requests logged.

Built for real estate in Dubai

Dubai Land Department (DLD) and its regulator RERA set the rules agents work under. Trakheesi issues advertising permits, Oqood registers off-plan sales and Ejari registers tenancy contracts, and RealMake keeps the reference for each against the right listing, booking or lease. Off-plan instalments must go to the project escrow account under Dubai Law No. 8 of 2007, so payment demands show that account. Brokerage commission invoices carry 5% VAT. Firms with revenue of AED 50 million or more go live with an accredited e-invoicing provider on 1 January 2027.

Frequently Asked Questions

Can RealMake record the Trakheesi permit for each listing?

Yes. Every listing has a permit field and an expiry date. Marketing can filter out listings without a valid permit before an advert is published, which keeps the team inside DLD advertising rules.

Does it help the sales admin with Oqood?

It keeps the reservation form, buyer IDs, payment plan and receipts on one booking record, so the admin has what the Oqood filing needs. The filing itself is still done on the DLD system.

How are off-plan instalments tied to the escrow account?

Each project is set up with its escrow account details, and every payment demand and receipt shows that account. This supports the requirement under Dubai Law No. 8 of 2007 that off-plan payments go to escrow.

We handle resale and rentals too. Is that covered?

Yes. Resale and rental deals run on their own pipelines with their own stages. When a rental closes, the Ejari reference can be kept with the deal.

Can a lead be reassigned if the agent is slow to respond?

Yes. You set a response window per source or project. If no call or message is logged in time, the lead goes to the next agent and the team lead is alerted.

Our agents work across Dubai and Sharjah. Is that a problem?

No. Agents can be linked to several teams and projects at once, and reports can be split by emirate, project or office whenever directors need it.

Do you have a Dubai office?

No. Symake is based in Bengaluru. Consultants fly to Dubai for workshops, training and go-live, and support is handled remotely during overlapping working hours.

Can we keep using our current portal packages?

Yes. RealMake brings in leads from the portal accounts you already pay for. Nothing changes on the portal side except where the enquiries end up.
