Group control through Real Estate Business Management in UAE

A typical UAE property group might develop in Dubai, lease villas in Abu Dhabi and hold older buildings in Sharjah or Ajman. Each emirate registers sales and leases in its own system, and each company files its own tax figures. RealMake keeps those differences at the record level and joins the money at group level, so the board sees one profit and cash story. Projects in Ras Al Khaimah or Al Ain can be added as the group grows, using the same chart of accounts and approval rules. Symake consultants fly in from Bengaluru for each rollout stage that needs a room, and support stays remote.

One chart of accounts design for the whole group

Groups that add a company in each new emirate often end up with different account codes in each one. During setup, Symake designs a shared chart with local extensions, so a cost line means the same thing in Dubai and in Abu Dhabi. Consolidation becomes a report, not a project. Local finance teams keep their own books and their emirate-specific references, and group finance gets comparable numbers.

  • Shared account codes with local extensions
  • Consolidation run as a standard report
  • Emirate references kept on source records
  • Comparable margins across all companies

Running a property business in the UAE

Property rules differ by emirate. Dubai works through the Dubai Land Department and RERA, with Oqood for off-plan sales, Ejari for tenancy contracts, Trakheesi permits and escrow under Dubai Law No. 8 of 2007. Abu Dhabi has the Abu Dhabi Real Estate Centre and Tawtheeq. Sharjah uses its Real Estate Registration Department and municipality attestation. Across the country, VAT is 5% and corporate tax is 9%. E-invoicing begins on 1 January 2027 for groups with revenue of AED 50 million or more and on 1 July 2027 for others.

Frequently Asked Questions

Does RealMake handle Ejari, Tawtheeq and Sharjah attestation in one system?

Yes. The lease record holds the reference that applies to its emirate: Ejari in Dubai, Tawtheeq in Abu Dhabi and municipality attestation in Sharjah. Reports can list leases by emirate and registration status.

How does the group report remove intercompany balances?

Intercompany accounts are tagged per counterparty. When the group report runs, matching balances and charges between group companies are eliminated, and any mismatch shows on a check list.

Can each emirate's team see only its own data?

Yes. Access is set per company, project or emirate. Group finance and owners can see everything, while local teams see only the companies they manage.

Should every company go live at the same time?

Usually not. A pilot company proves the design, then others follow in waves. Group reports work from the first wave and grow as more companies join.

What does the e-invoicing deadline mean for our group?

Companies in a group with revenue of AED 50 million or more start e-invoicing on 1 January 2027 via an accredited service provider. RealMake prepares the invoice data and we help test the link.

Can RealMake report corporate tax figures per company?

It produces profit and loss and balance sheet figures per entity, with adjustments tagged for your tax advisor. The tax calculation and filing stay with your advisor.

Do you have staff in each emirate?

No. Symake has no office in the UAE. Consultants fly in from Bengaluru for workshops, training and go-live, and day-to-day support is remote in English.

Can we add a Ras Al Khaimah project later?

Yes. A new company or project is added to the existing structure, inherits the group chart and appears in consolidated reports from its first transaction.
