Real Estate Business Management in Saudi Arabia across regions

Saudi property groups often grow region by region. A Riyadh head office may run off-plan communities in the capital, rental towers in Jeddah, compounds in Dammam and Al Khobar, and buildings serving visitors in Makkah and Madinah, with new interest around the NEOM region. Every region has its own team and pace, but the board still needs one answer to each question. RealMake gives each region its own books and dashboard and rolls them into a Kingdom-wide view. Consultants fly in for workshops in Riyadh or Jeddah, and remote support covers the Saudi working week.

Head office control with regional speed

A group spread across Riyadh, Jeddah and Dammam cannot wait for each region to send spreadsheets. In RealMake the regions post directly, head office sets the rules, and the consolidated picture is ready when the last entry is made. Limits keep routine decisions local, while big ones rise to the right person. The CFO spends month-end reviewing results, not assembling them.

  • Regions post to one shared platform
  • Consolidation without manual merging
  • Approval limits by region and role
  • Kingdom-wide cash in one place

ZATCA setup

Each company is onboarded to FATOORA phase 2 with its own stamp and invoice settings.

Next regions

Dammam, Al Khobar, Madinah and other cities follow in planned waves after that.

Training

Workshops in Riyadh or Jeddah, plus online sessions for teams in other cities.

Group review

After the first consolidated quarter we refine reports with the CFO and finance team.

Running a property business in Saudi Arabia

Saudi property businesses deal with REGA, the Real Estate General Authority, which oversees the sector, while brokers and advertisers need a FAL licence. Leases are registered on Ejar, and off-plan sales follow the Wafi programme with escrow accounts. ZATCA collects VAT at 15%, and the 5% Real Estate Transaction Tax applies to property disposals. FATOORA phase 2 continues in waves, and wave 25 covers VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025, with integration by 1 February 2027. RealMake issues compliant invoices carrying the Arabic fields ZATCA requires.

Per-company onboarding to FATOORA phase 2

Frequently Asked Questions

Can RealMake handle companies in several Saudi regions?

Yes. Each company keeps its own books, VAT number and FATOORA setup. Regions are tagged on every record, so reports can be cut by region, company or project and then consolidated.

Does each company need its own ZATCA onboarding?

Yes, each VAT-registered company is onboarded separately with its own cryptographic stamp. RealMake manages these settings per company, so invoices from one entity never use another's credentials.

How do we keep RETT apart from VAT?

RealMake records Real Estate Transaction Tax at 5% on disposals as a separate tax line from VAT at 15%. Reports show each on its own, which helps when reviewing the total tax cost of a sale.

Can regional heads approve spending?

Yes. Limits are set per region and role. Items within a regional head's limit are approved locally, and larger ones move to head office with the documents attached.

Where do workshops take place?

Usually in Riyadh or Jeddah, with online sessions for teams elsewhere. Staff based in Makkah join sessions in Jeddah or online. Symake has no office in the Kingdom and flies consultants in from Bengaluru.

What does a Kingdom-wide cash view show?

Bank balances for every company, expected instalment and rent receipts, and committed payments to contractors, by region. The CFO can see where cash sits and where it will be needed.

Can we start with one region?

Yes. Most groups launch head office and one region first, then add others in waves. That lets teams learn on a smaller scope before the whole Kingdom moves across.

Will our invoices include Arabic?

Yes. Tax invoices and receipts carry the Arabic fields ZATCA requires. Screens, training and support are provided in English by the Symake team.
