Running CRM & Property Management in UAE across emirates

Property managers in the UAE rarely stay in one emirate for long. A group might start with towers in Dubai, add villas in Abu Dhabi and Al Ain, and take on buildings in Sharjah, Ajman or Ras Al Khaimah. Each emirate has its own regulator and its own way of registering a tenancy contract. RealMake lets you set each emirate's rules on the site, so a Dubai lease asks for an Ejari number, an Abu Dhabi lease asks for Tawtheeq, and a Sharjah lease asks for municipality attestation. Owners and head office still see one set of reports for the whole country.

Ready for UAE e-invoicing in 2027

Ready for UAE e-invoicing in 2027

The UAE is moving to e-invoicing, and property groups will need structured bills. Businesses with revenue of AED 50 million or more need an accredited service provider in place to go live on 1 January 2027. Everyone else appoints a provider by 31 March 2027 and goes live on 1 July 2027. RealMake already produces structured bills with VAT lines, so connecting to a provider is a setup task rather than a new system.

  • Structured bills with VAT lines today
  • Go-live 1 January 2027 for larger groups
  • Go-live 1 January 2027 or 1 July 2027
  • Connection to a provider handled at setup

How we roll out across the UAE

One emirate at a time, under one group structure

Group design

Consultants meet head office to agree companies, sites, roles and reports for every emirate.

Emirate rules

Lease forms and registration fields are set for Dubai, Abu Dhabi, Sharjah and other emirates.

First site

The largest or simplest site goes live first so the team learns on real leases and cheques.

Next sites

Other emirates follow in a planned order, each with its own data check and staff training.

E-invoicing

Billing is linked to your chosen accredited provider in time for your 2027 go-live date.

Support

Remote support covers every site from Bengaluru during hours that overlap the UAE working day.

Leasing and owner care in the UAE

Each emirate has its own rules. In Dubai, the Dubai Land Department (DLD) and RERA oversee the market and tenancy contracts are registered on Ejari. In Abu Dhabi, the Abu Dhabi Real Estate Centre (ADREC) sets the rules and Tawtheeq registers tenancies, and a rent freeze on renewals was announced for 2026. In Sharjah, contracts are attested through Sharjah Municipality and the Sharjah Real Estate Registration Department handles registration. VAT is 5% across the UAE, and corporate tax is 9%. RealMake keeps the right registration reference on each lease and applies VAT to charges you mark as taxable.

Why UAE groups bring every emirate together

Running each emirate on separate files makes owner reporting slow and tax work harder. RealMake keeps local rules on each site while giving the group one set of figures for owners, directors and auditors.

Frequently Asked Questions

Can RealMake handle Ejari in Dubai and Tawtheeq in Abu Dhabi at the same time?

Yes. Each site is linked to its emirate, and the lease form asks for the matching registration reference. A group with sites in both emirates keeps both in one system.

How does the system treat VAT on UAE rental charges?

You mark which charges are taxable. Those carry VAT at 5% on bills and owner statements, while charges you mark as not taxable go out without VAT.

When must a UAE property group be ready for e-invoicing?

If revenue is AED 50 million or more, e-invoicing through an accredited service provider goes live on 1 January 2027. Smaller businesses have until 31 March 2027 to appoint one and start on 1 July 2027.

Can we include Ajman and Ras Al Khaimah buildings?

Yes. Any emirate can be set up as a site with its own lease form and staff. Registration fields are added to match what your team records for that emirate.

Does RealMake help with the Abu Dhabi renewal freeze across a UAE portfolio?

Abu Dhabi leases are flagged during renewal so staff keep the current rent in line with the freeze announced for 2026. Leases in other emirates follow their own renewal settings.

Can owners with units in several emirates get one statement?

Yes. The statement lists each unit with its emirate, rent, costs and fees, then shows one payout. Owners do not need separate reports for each city.

Does Symake have an office in the UAE?

No. Symake works from Bengaluru, India, and has delivered 200+ projects. Consultants fly in for workshops, training and go-live, and support is remote during overlapping hours.

Will reports help our corporate tax work?

RealMake gives clean income and expense figures by company and site. Your accountants can use them when preparing returns under the 9% corporate tax rules.
