CRM & Property Management in Saudi Arabia for multi-region groups

Saudi property groups often hold assets far apart. Office floors in Riyadh, apartment blocks in Jeddah, compounds in Dammam and Al Khobar, and seasonal units in Makkah or Madinah each bring their own tenants and contractors. New work around the NEOM region adds yet another location. Regional teams need to act quickly, while group finance needs one view of rent, arrears and owner payouts. RealMake sets each region as a branch under one SAR ledger. Regional managers handle leases, cheques and repairs for their area, and leaders see the whole Kingdom on one dashboard.

A tenant in Al Khobar with a broken AC should not wait for Riyadh to reply. In RealMake, the Eastern Province team logs and assigns the job themselves. Meanwhile, the entries they post flow into the group ledger, so finance sees costs as they arise. Rent changes or large repair bills can be routed for approval, and every action is recorded with who did it and when.

  • Local teams act on their own region
  • Entries flow into one group ledger
  • Approvals for rent changes and big bills
  • Every action logged with user and time

Leasing and owner care in Saudi Arabia

Across the Kingdom, the Real Estate General Authority regulates property, leases are registered on Ejar, and brokers or managers marketing units for owners need a FAL licence. RealMake keeps Ejar references and FAL details for every region in one place. Invoices carry the Arabic fields ZATCA requires and show VAT at 15% where it applies. FATOORA phase 2 is moving in waves, and wave 25 covers VAT-subject revenue above SAR 187,500 in any year from 2022 to 2025, with integration due by 1 February 2027. Ownership in Makkah is restricted for non-Saudis, so owner records there are kept with care.

Frequently Asked Questions

Can RealMake report by region across Saudi Arabia?

Yes. Each region is set as a branch with its own reports. Group finance sees totals across the Kingdom, and regional managers see their own figures.

Which region should start first?

Most groups start with their largest region, often Riyadh or Jeddah. Other regions follow once the pilot has run a full rent cycle.

Can our Makkah units be part of the same system?

Yes. Makkah units sit in the same ledger. Training for staff there runs in Jeddah or online, since non-Muslims cannot enter the city.

How does RealMake track Ejar across regions?

Each lease holds its Ejar reference and dates. A report by region lists leases without a reference so local teams can complete them.

Is FATOORA integration covered?

Invoices carry ZATCA's Arabic fields and VAT where it applies. If your group falls in wave 25, integration is due by 1 February 2027, and we plan the setup around that date.

Do you have staff based in the Kingdom?

No. Symake works from Bengaluru, India. Consultants fly in for workshops and go-live, and support is remote during hours that overlap the Saudi week.

Can a company tenant in Riyadh and Dammam be billed together?

Yes. A corporate account can hold leases in several regions, and invoices can be issued per region or combined, depending on the contract.

Who approves rent changes?

Approval rules are set by your group. Rent changes above a set limit can be routed to group management before they reach the tenant.
