Country-wide CRM & Property Management in Qatar

Qatar's property market is compact, and most portfolio owners are based in Doha even when their units are spread across the country. A typical manager may hold apartments in The Pearl, villas in Al Rayyan, a block in Al Wakrah and a few homes up the coast in Al Khor. RealMake sets each city or community up as its own site but reports on all of them together. Owners see one statement for every unit they hold, wherever it sits. Head office can compare occupancy, overdue rent and repair spend city by city without asking each branch for a spreadsheet.

What Qatar-wide property teams rely on

Shared records for every city in your portfolio

Multi-site setup

Multi-site setup

Each city, compound or tower is its own site with its own staff, while head office sees the whole country.

Owner grouping

Owner grouping

An owner with units in The Pearl and Al Khor gets both on one statement, with a line for each unit.

Branch teams

Branch teams

Leasing officers in each city see their own units, and managers can open any site when needed.

Lease records

Lease records

Every lease has its dates, rent, deposit, broker and payment plan, using the same layout in every city.

Cheque control

Cheque control

Cheques across all sites are tracked by bank and date, so head office knows what is due country-wide.

Maintenance teams

Maintenance teams

Jobs are routed to the technician team for each city, and costs post against the right unit and owner.

Occupancy view

Occupancy view

Vacant and expiring units show by city, helping managers plan leasing work across the country.

Approval steps

Approval steps

Rent changes, deposit refunds and large repairs can need a manager's sign-off before they go through.

Group reports

Group reports

Rent collected, arrears and expenses roll up from each site into one report for owners and directors.

Running units in several cities usually means several sets of files. RealMake keeps one database, so a lease in Al Khor looks the same as a lease in West Bay. Branch staff work on their own site, head office sees everything, and owners receive one statement whatever the address of their units. When the business opens a new community, you add a site rather than a new system.

  • Same lease layout in every city
  • Branch staff limited to their own site
  • Head office view across all of Qatar
  • New communities added as sites

A country-wide rollout plan for Qatar

Bring each city onto RealMake in a planned order

Head office

Consultants start with your Doha head office to agree structure, roles and reports for all sites.

Site order

We plan which cities move first, often Doha and Lusail, then Al Rayyan, Al Wakrah and Al Khor.

Data import

Units, owners and leases for each site are loaded and checked by the local team before go-live.

Branch training

Staff in each city are trained in English, on site where possible and online for smaller teams.

Site go-live

Each site goes live in turn, so problems are solved before the next city moves across.

Ongoing help

After the last site is live, remote support covers every branch during Qatar working hours.

Leasing and owner care in Qatar

Across Qatar, brokers are regulated by the Real Estate Regulatory Authority (Aqarat). Non-Qataris can own property only in designated areas, and the list of ten areas was updated in June 2026, including Lusail, The Pearl and West Bay. RealMake records the owner and the area for each unit, so you can see which units sit in designated areas. A one-stop centre in Lusail serves non-Qatari buyers. Qatar has not brought in VAT yet; when it does, RealMake can apply it without a new system. An e-invoicing law has been approved, but dates are still to come.

Frequently Asked Questions

Can RealMake manage units in Doha, Lusail and Al Khor in one system?

Yes. Each city or community is set up as a site. Staff work on their own site, and head office and owners can see all sites together in reports and statements.

How does RealMake show which units are in designated areas in Qatar?

Each unit carries an area field and a designated area flag. You can filter reports to see units in Lusail, The Pearl, West Bay or other designated areas, which helps when dealing with non-Qatari owners.

Is the system ready if Qatar brings in VAT?

Qatar has no VAT law in force yet, so RealMake does not add VAT to rent or charges. The tax setting is ready to switch on when Qatar introduces VAT.

Can different branches use different approval rules?

Approval steps can be set per site or for the whole company. For example, a smaller branch may need head office to approve every deposit refund, while Doha approves its own.

Will owners get one statement for units in several cities?

Yes. An owner's statement lists each unit with its rent, costs and fees, then gives one payout total. The city appears on each line so the owner can see where income comes from.

Can we roll out one city at a time?

Yes, and it is often the safer path. We agree an order at the first workshop, go live site by site and keep the remaining sites on their current process until their turn.

Where is Symake based?

Symake is headquartered in Bengaluru, India. It has no office in Qatar. Consultants fly in for workshops, training and go-live, and support is remote during overlapping working hours.

Can managers compare occupancy across cities?

The occupancy view shows vacant, let and expiring units by site. Managers can compare cities side by side and spot where leasing effort is needed.
